5 Signs It's Time for a Roof Replacement

The Importance of a Healthy Roof

Your roof is your home's first line of defense against the harsh Midwest weather. From blistering summer heat to freezing winter snow, your roof endures a lot. Over time, even the most durable roofing materials will start to show signs of wear and tear. Recognizing these signs early can save you thousands of dollars in structural repairs, interior water damage, and mold remediation.

    1. Age of Your Roof

One of the most straightforward indicators that you might need a roof replacement is its age. Most traditional asphalt shingle roofs are designed to last between 20 and 25 years. If your roof is approaching or has surpassed this age range, it's time to start planning for a replacement. Even if it looks okay from the ground, the materials have likely degraded and lost much of their protective capability.

If you have premium materials like Class 4IR shingles, Stone Coated Steel, or DaVinci Synthetic Slate, your roof will last significantly longer. However, knowing the installation date is crucial for proper maintenance scheduling.

    2. Curling, Cracking, or Missing Shingles

Take a look at the slopes of your home that receive direct sunlight. If you notice that the shingles are curling at the edges, cracking in the middle, or missing entirely, your roof is failing. Shingles curl when they lose their granules and are exposed to excessive heat, causing the asphalt to dry out and shrink.

    • Cupping: The edges of the shingles turn upward.
    • Clawing: The middle of the shingle comes up while the edges stay flat.
    • Bald spots: Missing granules expose the asphalt to UV rays, accelerating deterioration.

    3. Finding Granules in Your Gutters

If your roof is relatively new, finding some granules in your gutters after a heavy rain is normal. However, if your roof is older and you start noticing a significant accumulation of granules in your gutters or at the base of your downspouts, it's a major red flag. Granules protect the asphalt from the sun. Once they're gone, the shingles will bake, crack, and eventually leak.

    4. Sagging or Drooping Roof Deck

A sagging roof deck is a serious structural issue that requires immediate attention. If you notice a dip or a wavy line along the ridge or the main planes of your roof, it could indicate trapped moisture, rotting boards, or compromised structural supports. This is not a problem you can ignore. A sagging roof can lead to a partial or complete collapse, especially under the weight of heavy winter snow.

    5. Water Damage in Your Attic or Ceilings

The most obvious sign of a failing roof is water intrusion. Check your attic regularly, especially after a heavy rainstorm. Look for:

    • Water stains or dark spots on the underside of the roof decking.
    • Damp insulation.
    • Sunlight peeking through the roof boards.
    • Water rings on your interior ceilings or walls.

If you notice any of these signs, water is already bypassing your roof's defenses. Ignoring a leak will inevitably lead to mold growth and compromised framing.

    What Should You Do?

    Frequently Asked Questions

Can I just put new shingles over the old ones?

While "roof overs" are sometimes legally permitted, we strongly advise against them. Adding a second layer of shingles adds excessive weight to your roof structure and prevents us from inspecting the underlying decking for rot or damage. A complete tear-off ensures a quality, long-lasting installation.

Will my insurance cover a roof replacement?

If your roof has suffered sudden and accidental damage from a storm (like hail or high winds), your homeowner's insurance will likely cover the replacement cost. However, insurance does not cover replacements due to normal wear and tear or lack of maintenance.
